Frequently Asked Questions
Find the floorplan you like on the floor plans page. Click on that floorplan and select an available apartment, then click “Apply Now”. You will need your Drivers License or Government Issued Photo ID, Email addresses for all co-applicants, and your bank account, debit, or credit card.
Once you submit your application, your credit and criminal background will be pulled by our screening company.
You will receive a link from Snappt to upload your last 3 payroll stubs. If you do not have payroll stubs, you will need to upload your last 3 bank statements. Documents must be downloaded directly from the payroll or banking website.
You will also receive a link from Pet Screening. Even if you do not have a pet, you must complete the Pet Screening profile.
Experian provides rental information through their Rent Bureau platform. If that is not available, we will complete a rental verification.
The total gross monthly income for all applicants must equal three (3) times the monthly rent. Applicants are required to submit income verification documents to Snappt, our third-party service, to be authenticated.
If applicants do not meet the income qualifications, they may be able to have a guarantor as long as applicants make at least one and one-half times the monthly rent and meet the credit and criminal guidelines
We require residents to carry a policy with a minimum $100,000 liability and $10,000 personal contents. We partner with Assurant and you will be able to opt for a pay-with-your-rent policy or you can provide insurance through a carrier of your choice.
All payments are strictly electronic. You will have access to a resident portal where you can set up recurring ACH payments or make one-time payments from your bank, debit, or credit card. For residents who prefer not to make payments online, we will provide you with a WIPS (Walk-in Payment System) number which you will bring to a WIPS provider and make payment. The WIPS provider will transfer the funds electronically.
The first payment is due before your lease begins. If you are moving in before the 25th, you will pay prorated rent for the month. If you are moving in on the 25th or later, you will pay prorated rent for the month and the rent for the following month.
As part of our green initiative, you will receive a bill to your email address. Once you receive your bill, you will have the option to select receiving paper copies, if that is your preference.
